The Merchandise Mart is an icon of timeless prestige whose interior continuously evolves to offer tenants the most advanced systems in technology, telecommunications, fire and life safety, air quality, security and power.


Power is provided by 17 Commonwealth Edison feeders stemming from three separate substations. The Merchandise Mart has a Thermal Chicago (Exelon) chilled water cooling system with onsite production, including 3,600 tons of additional onsite chilling capacity. A dedicated condenser water system provides supplemental cooling needs. And, to optimize energy use and minimize operating expenses, we connect each tenant to a web-based energy management system.


The Merchandise Mart features a fiber optic backbone, two fiber optic risers, Wi-fi technology on floors 1 and 2, providing telecommunications and XO dark fiber to Net Pop via the train tunnel.


The Merchandise Mart has 38 passenger and eight freight elevators and feature Lobby Vision, an integrated control center at The Security Desk. Elevators may also be programmed by floor, allowing and providing tight security for you and your clients.

Fire and Life Safety

The Merchandise Mart features a Simplex Fire and Life Safety system. The building is fully sprinklered and holds three 25,000-gallon tanks for back up.


Dozens of proprietary security employees utilize a PPM 2000 Web-based security system. All locked stairwells are capable of being electronically unlocked by The Chicago Fire Department from a Fire Command Center at The Merchandise Mart.
